LTE - terrible troughput results

Hello. Im doing a college project and currently I'm having a problem with results.
As you can see the overall max troughput achieved is 3.472Mbps for unknown for me reason.

My professor told me that something must be wrong but im strugling in finding a solution for that problem. The troughput for QAM256 with highiest coderate invidually is showing correctly so what's the reason of troughput on a map? Notice there is only one transmitter working (3 site, each sector 120 degree azimuth).

Also strange thing is happening when im trying to see QAM256 with lowest coderate. As you can see at the image the lowest SNIR is 28 at the table when it's set to work from sinr ~16dB and signal ~-105dBm.
